After the visit to the property, if you are really interested and want to proceed you must sign " LE COMPROMIS DE VENTE" (French preliminary contract to purchase), legally binding both the seller and buyer to the purchase, you will then have a 7 days cooling off period, in which you can pull out if want to. At the end of which you will need to transfer your 10% deposit by bank to bank transfer. From the 1st September 2002, an asbestos report will need to be undertaken before the completion of the sale.
After, the notary will launch an enquiry with the civic office to find out if they have any requirements for this area.
It should be noted that if you are paying cash for the property then the delay between "LE COMPROMIS DE VENTE" and the act of sale will only be approximately 2 1/2 months but if you require a mortgage then the delay will be approximately 3 months
After 2-3 months the buyer and the seller must sign a completion contract with the French notary.
Very important, the properties situated in an area on the website(like Bothoa, Bonen, Burcy...), are not situated in this village, they are between 0 and 30 miles around.
For your information all the prices on our website include the commercial fees. The prices do not include the notary fees(legal fees)(approximately 8% of the price of the French house above £20,000, more below £20,000).
The viewing:
With regard to viewing we make the appointment for you with our contacts and give you directions on how to meet them and they take you to see the properties.
For the viewing we will need a list of properties with the area and the references from our website and a list of criteria. We will need your full name and address, telephone number and a mobile number if you are taking one to France. We need to know at which port do you dock and when do you arrive and leave France.
To make the appointment, we need at least 4-5 days. During holiday periods we advise you to contact us 1-2 weeks before you go and we will try to set up appointments for you.
